Roy S. MacDowell III

Roy S. MacDowell III started at Boulder Capital in 2001.  Roy is responsible for management duties of Boulder's development and lending portfolios as well as procurement of new opportunities.

Prior to Boulder Capital, Roy worked for Equity Residential, gaining significant experience in East Coast multi-family development. Previously, Roy worked for Merrill Lynch gaining experience in the capital markets.

Roy is a member of the Next Generation Developers Committee at Children's Hospital Boston, which assists with the development of patient family housing. Furthermore, he is a member of NAIOP, The Urban Land Institute and the International Council of Shopping Centers.

Roy graduated from Babson College in 2000, majoring in Entrepreneurial Studies and Real Estate.

Roy S. MacDowell, Jr.     

Roy S. MacDowell Jr. is President of Boulder Capital LLC, a real estate development and capital venture firm that creates value through acquisition, permitting, repositioning, and construction of real estate assets. 

Roy is also President of The MacDowell Company, Inc., (www.MacDowell.com), a landscape design and construction firm that serves corporate, institutional, and residential clients in New England.

Furthermore, Roy serves as both President of the Board of Trustees of the Rivers School in Weston, Massachusetts and a Trustee of the Childrens Hospital Boston Trust Board, Boston, Massachusetts. He is a former board member of Sterling Bank, a locally owned commercial institution, which he successfully positioned for acquisition by Fleet Bank. He is also a former member of the Board of Trustees at Babson College in Wellesley, Massachusetts.

Steven N. Zieff

Steven N. Zieff has been working with Boulder for more than 10 years. He was Co-Developer of the Village at Bear Hill, and also had a significant hand in Longview Place, Sterling Medical Center, and Cronin’s Landing.  Independently, Steven developed a 32-lot HOA called The Village at Pillsbury Pond in Georgetown, Massachusetts. His development experience also includes The Village at Vinnin Square, a 516-unit PUD in Salem, Massachusetts as well as Forest Park, a 48-unit townhouse community in Auburn, Massachusetts.

 Steven has served as the Co-Chair of the Wayland Public Safety Building Committee and the Community Riding Center in Millis. He presently serves as Chair of the Wayland Weston Rowing Association Boathouse Committee.

Todd S. MacDowell

Todd S. MacDowell joined Boulder Capital in 2005. He currently works on financial modeling, site identification and acquisition, and construction.

Previously Todd worked in commercial real estate in New York City for Williamson, Picket, Gross.  For two years, Todd focused on commercial leasing in Midtown and Downtown Manhattan.

A 2003 graduate of Babson College, Todd majored in finance and entrepreneurial studies.  While pursuing his studies, Todd co-founded the Babson Real Estate Club and played varsity lacrosse for four years. Todd was an integral part of the 2003 ECAC Championship team.
